I strongly urge anyone looking for real estate or any sellers getting a feel for the market to use the local MLS site where they may obtain the most accurate and up to date information on any specific property that is listed by a Realtor and placed in the local MLS. With the exception that some sites may allow For Sale By Owners which are not found in a local MLS site. (These other sites that are used contain a lot of error when researching properties and when researching agents present a skewed image in favor of those willing to pay them.)

I grew up in a home building and real estate family. In 1982 when I started in real estate, my father told me to take the long term approach by placing my Clients and Customers very best interests first, to practice the "golden rule" and gain their lifetime business and referrals. I believe life is about serving others well.

My primary focus is working with Sellers(property owners) as a Listing(Selling) Agent. I will certainly work with Buyers but I do not practice the two forms of dual agency. If my brokerage firm has a Listing agreement on a specific property, then I would represent the Seller of that specific property. Although, I have to treat both Clients(represented) and Customers(non-represented) fairly, ethically and honestly in all my dealings.

I personally believe that Agents, Buyers and Sellers get hung up on things like image, fancy brochures, personal web sites and sites like Trulia, Zillow and Realtor.com to sell a property or themselves and they miss the bigger picture. As a licensed real estate agent, my primary source for selling my listings are other licensed real estate Agents. I make it a priority to have all the available information that an Agent or Buyer would need to show or make a decision to purchase my Listing. I make it a priority to build good relationships with other Agents and make a property as readily available as I possibly can to other Agents and Buyers. When I obtain a ratified Listing agreement, my primary fiduciary responsibility is to make every available real estate Agent practicing in my market aware of my newly Listed property as soon as I possibly can by placing it in the local MLS site which then disseminates the listed property into many sites like Trulia, Zillow and Realtor.com.
